STUDIO COTTAGE - Queen bed with luxury linen - Full size bathroom with shower - Kitchen, lounge & dining - Fully self-contained - Private outdoor area with table, chairs and dedicated BBQ GROUNDS & SURROUNDS - Parking for up to 3 vehicles - Directly across the road: the Buderim-Palmwoods Heritage Tramway Walk, an easy 3.7km rainforest trail following the old steam train line, with resident birdlife - Wildlife regularly visits the property, birds especially OUTDOORS (shared) - Saltwater pool with Bali Hut and outdoor lounge area - Fire pit - BBQ COMMON AREAS The Cottage is part of a dual dwelling property — the Main Homestead may have separate guests staying at the same time. Rest assured however, the Cottage is completely private and well separated from the Homestead, giving you your own peaceful retreat with no shared walls or common entry. The saltwater pool, Bali hut, Firepit and outdoor lounge area are shared between both dwellings and are available for your enjoyment at any time throughout your stay — consider them all yours to use freely and at your leisure.

SMOKING Outside only please All guests staying overnight must be confirmed on the booking. BIN DAY Bin day for this property is Thursday, if you would kindly take bins to street on a Wednesday evening if you are at the property at this time, much appreciated! BBQ's Please clean the BBQ after each use - additional cleaning fees may be charged to guests if BBQ's are not clean upon check out. BBQ wipes provided for your convenience. Damage Waiver: A damage waiver fee of $40 is included in your booking and is non-refundable once the booking is confirmed. In exchange, we agree not to charge you for accidental, unintentional damage to the property or its contents that occurs during your stay, up to a maximum total of $750 per stay, provided you notify us promptly after the incident is discovered. The damage waiver applies to minor accidental damage only, such as broken glassware, accidental spills causing minor staining, or minor accidental damage to furniture or fittings. The damage waiver does not apply to: (a) intentional damage; (b) damage caused by reckless or negligent conduct; (c) damage caused by an unauthorised guest, event or party; (d) pet-related damage; (e) theft or loss of items; (f) extra cleaning beyond reasonable domestic use; or (g) damage exceeding the coverage limit above. Where the damage waiver does not apply, or the loss exceeds the coverage limit, we may recover our reasonable repair, replacement or cleaning costs from you. We will provide reasonable evidence of the loss on request. This damage waiver is not insurance and does not limit any rights or remedies that you may have under the Australian Consumer Law
