Please report all breakages, issues or safety incidents that occur on the property as soon as practicable and prior to check out. Please ensure pets are outside only and remain off all furniture. Please pickup after your pets - additional cleaning fee of $100 may be charged if pet waste is not disposed of. All guests staying overnight must be confirmed on the booking. Please clean the BBQ after each use - additional cleaning fees may be charged to guests if BBQ is not clean upon check out. Bin day for this property is Mondays, if you would kindly take bins to street on a Sunday evening if you are at the property at this time, much appreciated! Damage Waiver: A damage waiver fee of $60 is included in your booking and is non-refundable once the booking is confirmed. In exchange, we agree not to charge you for accidental, unintentional damage to the property or its contents that occurs during your stay, up to a maximum total of $1,000 per stay, provided you notify us promptly after the incident is discovered. The damage waiver applies to minor accidental damage only, such as broken glassware, accidental spills causing minor staining, or minor accidental damage to furniture or fittings. The damage waiver does not apply to: (a) intentional damage; (b) damage caused by reckless or negligent conduct; (c) damage caused by an unauthorised guest, event or party; (d) pet-related damage; (e) theft or loss of items; (f) extra cleaning beyond reasonable domestic use; or (g) damage exceeding the coverage limit above. Where the damage waiver does not apply, or the loss exceeds the coverage limit, we may recover our reasonable repair, replacement or cleaning costs from you. We will provide reasonable evidence of the loss on request. This damage waiver is not insurance and does not limit any rights or remedies that you may have under the Australian Consumer Law.

Guests have full access to the entire property excluding one x locked cupboard that will not affect your stay in anyway.
